Is The Home Inspector A Licensed Termite Inspector?
The state of Ohio requires anyone that performs a WDI (wood destroying insect) inspection to be licensed through the Ohio Department of Agriculture. While you make calls to find the right home inspector for you, ask them if they are licensed to look for termites. If they are not, they do not have your best interests in mind, and I would keep looking. My license number is 107516 and can be varified by calling ODA at 800-282-1955.
Does The Home Inspector Carry Professional Insurance?
Let's face it folks. No one is perfect and mistakes can happen. If you are serious about your business as I am, you will carry professional insurance. While you make calls to find the right home inspector for you, ask them if they carry any type of professional insurance. Is The Home Inspector Licensed To Conduct A Radon Test?
According to the EPA's website, Radon is estimated to cause thousands of deaths each year. That's because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. The EPA recommends every home be tested. In Ohio, radon testers are regulated through the Ohio Department of Health and you must be licensed to perform a test for a real estate transaction. Be careful. There are some inspectors in the Youngstown area that will charge a ridiculously low price to perform a radon test using uncontrolled testing practices and not guarantee their results. Ask for their license number. If they cannot provide one, they don't have your best interests in mind and I would keep looking. My license number is RT653 and can be verified at www.odh.ohio.gov
Will The Home Inspector Warranty Their Work?
The inspection is done, you move in, and something goes wrong. You check your home inspection report and the defect isn't listed. So you call your home inspector up and tell them the issue. They will tell you that it isn't in the report and you are on your own. Inspectors that don't warranty their work, probably don't care what happens to your home once they leave the property. I do care and back it with a warranty for your protection.
Will The Home Inspector Walk The Roof?
Some home inspectors will not walk any roof and only view it from the ground! Maybe they're afraid of heights or just don't care. What good is that to you? Can you really see all that is going on from the ground? Of course not!
When I inspect a roof, as long as it is not too steap or covered in snow or ice, I will walk it to make sure there aren't any shingle defects, improper flashings, roof penetrations such as chimneys and vent pipes, etc. Your paying for an inspection, not a quick glance from the ground.
